Most rental properties in Malta are found through Facebook groups, local agency websites, or word of mouth. The rental market moves fast — apartments can be taken within hours of listing. Start looking early and be ready to move quickly.
Where to Search
Primary channels: Facebook groups ('Malta Rentals', 'Housing in Malta'), property websites (maltapark.com, remax.com.mt), and local estate agents. Word of mouth through colleagues and community groups is also effective. Be cautious of listings that seem too cheap — scams exist.
Typical Costs
Expect to pay 1–2 months' deposit (usually one month) plus the first month's rent upfront. Agency fees (typically half a month's rent) may also apply. Studios and shared rooms start around €400–€600/month in cheaper areas. One-bedroom apartments in central areas (Sliema, St Julian's) range from €800–€1,500.
What to Check
Before signing: check for damp and mould (common in older buildings), test water pressure, check the boiler/water heater, confirm what's included in rent (water, electricity, internet). Ask about noise — construction is constant in Malta. Take photos of everything at move-in.
Rental Agreements
Always get a written contract. Verbal agreements are legally valid in Malta but almost impossible to enforce. The contract should specify rent, deposit, notice period, what's included, and who pays for repairs. Register your lease for tax purposes — this is your landlord's obligation.
Flatsharing
Sharing is common among TCN workers, especially in the first months. Facebook groups are the main channel. Shared flats with 2–3 people cost €300–€500 per person in central areas. Join community-specific groups for your nationality for pre-vetted shares.
