Living in Buġibba & Qawra

Touristy north — seasonal work and cheaper summer rent

Practical guidance

Rent prices, transport schedules, and local conditions change. This page reflects general observations as of early 2026 — always verify before signing a lease or making plans.

Buġibba and Qawra sit on the northern coast of Malta in the St Paul's Bay area. These are tourist-heavy areas with many hotels, self-catering apartments, and seasonal hospitality work.

Typical Rent (1-bedroom)

€550–€900/month for a 1-bedroom

Nearby Areas

St Paul's Bay, Mellieħa, Mosta

Character & Vibe

Touristy and seasonal. Busy in summer, quieter in winter. The waterfront is lined with restaurants and bars. Inland streets are more residential. It feels different from the central Sliema/St Julian's corridor.

Transport & Getting Around

Buses connect to Valletta (about 45–60 minutes depending on traffic). Less frequent off-season. Having a car or relying on Bolt is helpful here. Not walkable to the central areas.

Community & TCN Presence

Seasonal hospitality workers from many nationalities. Smaller year-round TCN community compared to Sliema or Ħamrun. Some long-term residents appreciate the lower cost and seaside setting.

Pros

Lower rent than Sliema/St Julian's
Seafront living — promenade, swimming spots
Plenty of hospitality jobs in summer
Quieter in winter — good for those who prefer calm
Close to nature spots (Għadira, Mellieħa)

Cons

Far from central Malta — long commute to Valletta
Bus service is less frequent, especially off-season
Very touristy in summer — prices rise for everything
Fewer full-time job opportunities outside hospitality
Limited services compared to central areas
