What upfront cash do you need?
When signing a private rental in Malta, landlords typically require:
- First month’s rent — paid on or before move-in day.
- Security deposit — one to two months’ rent in most cases. Some landlords ask for two months.
- Agency fee — some landlords use agents who charge one month’s rent from the tenant. Not universal, but common on high-demand properties.
Total upfront cash for a €1,200/month apartment: approximately €2,400–€3,600 plus agency fee if applicable.
Area trade-offs
The choice of area affects more than rent. Here are the key trade-offs for common profiles:
- Sliema / St Julians: Highest rent, best walkability, most English-speaking environment, most restaurants, bars, and beach. Best for single professionals without a car.
- Valletta: High rent, historic centre, excellent bus hub, few supermarkets, noisy on event nights. Good for people who work in Valletta.
- Msida / Gzira / Pietà: More affordable, close to University of Malta, well-connected by bus. Popular with students and young workers.
- Birkirkara / Mosta area: More Maltese-speaking environment, quieter residential feel, 20–30 minute bus ride to Sliema or Valletta. Good for families.
- North Malta / Gozo: Lowest rent, rural or beach feel, long commute to employment centres. Suits remote workers or people with a car.

Lease registration and your legal protection
Malta’s Private Residential Leases Act requires leases to be registered with the Housing Authority. An unregistered lease gives you fewer protections in a dispute. Before signing, confirm the landlord intends to register the agreement. For details on lease terms, deposits, and tenant rights, see the full renting in Malta guide.
