Sliema in detail
Sliema is a long, flat seafront town running along the Marsamxett harbour opposite Valletta. It has the feel of a proper small city with a commercial centre (The Point shopping mall, Tower Road), residential streets, and a long promenade popular for running and evening walks.
The seafront is rocky in most places (the Maltese call these rocky swimming spots “lidos”), with a few sandy areas. Exiles beach and the Tigne headland area are popular. The Tigne Point SDA development sits at the northern tip of Sliema and is one of Malta’s premium addresses.
Sliema suits: families, professionals who prefer a quieter residential base, retirees, and expats who want the convenience of walking to most things without the Paceville noise factor.
St Julians in detail
St Julians (San Ġiljan) is more varied than Sliema. The Spinola Bay area is genuinely beautiful — a small fishing bay ringed with restaurants and a popular evening gathering spot. Balluta Bay is quieter and residential. Paceville, at the north end of St Julians, is Malta’s nightlife hub: loud, busy at weekends, and not somewhere you would want a bedroom window facing a club entrance.
The iGaming and tech sector has significant office presence in St Julians (particularly around the Portomaso tower and the roads behind it). Portomaso itself is an SDA development with a marina, casino, and upmarket residential tower — one of Malta’s most prestigious addresses.
St Julians suits: young professionals, iGaming and tech workers, people who want active social options, and remote workers who value coworking proximity.

Practical tips for choosing between them
- If you have children: Choose Sliema or the quieter parts of St Julians (Balluta Bay side). Avoid apartments near Paceville if you have young children who go to bed early.
- If you work in iGaming or tech: Commute from either area is manageable, but St Julians is marginally closer to the main office clusters.
- If you want beach access:St George’s Bay in St Julians is a proper sandy beach. Sliema’s seafront is mostly rocky. Neither is as good as Mellieħa or Gozo beaches, but both are accessible by short taxi or bus on days off.
- If you are on a budget: Neither area is cheap. Look at Gzira (between Sliema and Msida) for similar access at lower rent — see the rent prices table.
